Hyderabad Office Leasing Jumps 50% in Nine Months, Driven by GCCs and Flex Spaces

Hyderabad's commercial real estate sector has witnessed a robust performance, with office space leasing surging by an impressive 50% during the first nine months of 2026. Data from property consultant Knight Frank indicates that the city absorbed over 13.1 million square feet of office space between January and September this year, marking a significant uptick in market activity.

A primary catalyst behind this substantial expansion has been the sustained demand from Global Capability Centres (GCCs). These multinational entities, establishing or expanding their operations, accounted for a substantial 47% of Hyderabad's total office transactions during the period. This trend underscores the city's growing appeal as a strategic hub for global back-office, research, and development functions.

The flexible workspace segment also played a crucial role in bolstering leasing activity. Constituting 26% of the city's total office transactions, co-working spaces and managed offices continue to attract a diverse range of businesses. From startups to large enterprises, companies are increasingly opting for these agile solutions to manage their real estate portfolios efficiently.

This strong leasing momentum firmly establishes Hyderabad's position as a leading commercial real estate destination in India. The sustained interest from both international and domestic firms, particularly across the technology, IT-enabled services, and business process management sectors, reflects strong confidence in the city's infrastructure, talent pool, and its long-term economic growth trajectory. The consistent performance signals a healthy outlook for the city's office market.
